1)Where is Xcellence Realty located?

Our corporate office is located in Miami, FL the address is: 10481 N. Kendall Dr suite D202, now if you do not live near our office there is nothing to worry about as a matter of fact the majority of our agents do not live near us, you see when you join Xcellence Realty we will set you up with your very own virtual office where you will be able to manage all aspects of your business everything from writing up offers to even the ability to edit our corporate marketing material. In addition our agents get paid at the closing table, so no need to send us a check or wait a couple days for your commission, title Company or attorney conducting the closing will pay you your portion of the commission directly.  (Which by the way it is 100%!!)  With that said our agents find that they do not need to live near our offices since everything is online and you get paid at closing. 2)Does Xcellence Realty really pay my board dues

Xcellence Realty does pay your board dues, but there is restrictions that apply regarding us paying for your dues it’s something that doesn’t happen right away you the agent basically have to do something in exchange for us to pay your dues & that is once you join and everything is going great for you here if you know of other agents  that might want to join our company as well and they do so because of your efforts for each agent that joins we are going to contribute a portion of there monthly dues to us towards your board dues.  On the average it takes anywhere from 5-8 agents to join on your behalf in order for you to pretty much have guaranteed that Xcellence Realty is going to be paying your board dues for as long as you work here. 

 

3)Does Xcellence Realty carry an errors & omissions policy? also referred to as E&O

We definitely do, the cost for errors & omissions is $50 per sales transaction closed, you can get a copy of the policy anytime right from the virtual office that we will set up for you once you join us.

 

4)Does Xcellence Realty provide me with a website?

Yes all gold & silver plan members receive a beautiful content rich custom IDX website, meaning that your clients will be able to search within your website all available properties in the entire state the great part about all of this is that the point of contact for each and every one of the properties will be you since the listing office & listing agent contact information does not appear.  Customers will be able to search all property types including single family, condos, rentals, commercial, land and more.  If you like you can even purchase your own domain name for example: www.yourlocalexpert.com which could then be forwarded to Xcellence Agent website we assign to you.  At Xcellence Realty we are continuously working hard to make sure our agents have the tools necessary to succeed.

 

 

5)When I close a transaction how do I collect my commission check?

Our agents get paid at the closing table, there is no longer a need to wait 4 or 5 days for your commission check.  When you are ready to close a deal all you have to do is go to the office forms section of your virtual office print and fill out the escrow agent disbursement agreement where you are going to provide basic information on the transaction along with your portion of the commission (100% of course!!) you will also provide the closing agent contact info.  Once complete simply fax the disbursement agreement to us this will notify us that you are ready to close we will once again verify that the file is in compliance, once verified we will then send the disbursement agreement to the title company authorizing them to pay you directly at closing.  It’s that simple!!! 

 

6) In which Counties in Florida do you have MLS coverage?

In the SE area of Florida we have MLS coverage in the following Counties Monroe, Dade, Broward, Palm Beach, Martin, St. Lucie, in the Mid Florida area of the State we have MLS coverage in the following counties Orange, West Volusia, Greater Lake, Seminole, Lakeland, Osceola, East Polk, Greater Tampa, Hillsborough, Manatee, Sarasota, Charlotte, Pinellas, in the NE area of the state we have MLS coverage in following counties Duval, Clay, Putnam, & Saint Johns.  There are many more counties coming soon our goal is to have MLS coverage in the entire state of Florida.  If you did not hear the county that you service please feel free to contact us it could be that your county is in the works and could possibly be available in the next couple of days.

 

7)What is the Virtual office that you offer me?

8)Are there any meetings to attend or quotas to meet?

At Xcellence Realty you will not be required to attend meetings all communications between us and our agents are done via technology email, webinars, instant messaging etc. Partimers are always welcome there are never quotas to meet remember you are pretty much running your own business under our company umbrella, but without the cost of overhead!!

 

9)Does Xcellence Realty charge my customer a processing fee?

Yes in each of our 3 plans there is a $250 processing & handling fee for sales transaction now please keep in mind that we do NOT charge this fee on rental transactions. A processing fee is very typical of any real estate brokerage nowadays, if your license is active you most likely have a processing fee where you are at now.  We believe our processing fee is nominal compared to the majority of companies which typically have a processing fee in excess of $300 dollars

 

 

10)What is your commission structure on rental transactions?

On rental transactions we have a Commission Split of 90/10 since we do not charge the tenant an application fee or a processing fee, now for gold plan members the 10% is capped at $100 meaning that the MOST your commission will be reduced by as a gold plan member is $100, so lets take for instance you earn a $1,500 rental commission  10% would equal $150 right, well as a gold plan member you will only pay $100 that’s because the most you can pay as a gold plan member is $100 now if you earn an $800 rental commission your commission will be reduced by $80 so net to you will be $720

 

 

11)Does Xcellence Realty have an escrow account?

Yes we do!!  Only for rental transactions since on sales transactions the title Company or attorney conducting the closing will be more than happy to hold the escrow deposits.  Now I think we are not exaggerating when we say that we are just about the ONLY 100% company out there that has an escrow account if you have interviewed other companies you know this is true.  At Xcellence Realty we recognize the importance of having this service available for ALL of our rental agents who would find themselves without a form to properly deposit good faith monies on behalf of their prospective tenants if we did not make this service available.

 

 

12) Where do I buy signs & business cards?

Business cards can be purchased through us we have several different designs for you to choose from & we will even ship them directly to your home for FREE!!  For signs you we use a third party vendor their prices are great and so are their signs.  For example you can buy six of the large 18X24 inch aluminum signs with your name and phone number directly on the sign for about $150.  When you sign up you will receive a list of our preferred vendors for you to contact, vendor list includes: sign installation companies, sign companies, advertising specialty companies, and so much more…  

 

13) Once I select a plan can I change to another later?

Yes, you can switch plans every six months.
